The cost for the report is $39, applicable to all types of applicants (individual, joint, or co-signers). This fee is paid directly to RentSpree upon submission of your application and is non-refundable, regardless of the outcome.
To begin the process, please provide the email addresses of all applicants to Union Studios. Once we receive them, the process generally follows these steps:
1. Initiating the Screening Request:
Union Studios sends a renter screening request to RentSpree using the email address(es) provided by the applicant(s).
2. Application Invitation:
Applicants receive an application request via email. They can choose to either accept or decline the screening.
(Note: New applicants to RentSpree must create an account in order to accept or decline the request.)
3. Screening Process:
- If Accepted: The applicant authorizes the release of their credit and criminal record information to the landlord through RentSpree.
- If Declined: The rental application is canceled. In both cases, most personal identifying information, such as a Social Security number, is not shared.
4. Review of Information:
If the applicant accepts, Union Studios receives credit and criminal history information along with a leasing recommendation from RentSpree to assist in making a decision.
5. Decision Notification:
Applicants are notified of Union Studios' decision.
No, it won’t. One of the key benefits of RentSpree is that the applicant initiates the release of their own information, making it a "soft inquiry." This type of inquiry does not impact your credit score.
RentSpree provides landlords with a leasing recommendation based on factors related to a potential tenant's ability to meet lease obligations. Additionally, RentSpree gives landlords the option to review a renter's credit and criminal background data. However, these services do not affect the renter's credit score and do not include personal identifying information, such as Social Security numbers or account numbers.
